What is transactional funding?
Transactional funding is short-term financing
utilized by investors to fund the acquisition of short sale
acquisitions, as well as REOs, distressed real estate, commodity
transaction, instrument buy/sells, with the intent to resell or
trade at a profit shortly after acquisition. JDB provides
transactional funding from 1 day to 5 years depending on the
transaction.
More and more investors are using transactional
funding because the fees are usually lower compared to a loan,
there's never any risk to their credit and there's not as much
red tape because they're not qualifying for a loan.
Advantages with Transaction Funding:

Credit score is not an issue. This is very
advantageous to beginning investors or even those who have
fallen on hard times and have a less than perfect credit
score.

It also means you need minimal amount of
capital for your transaction, because the funding is being
supplied by the Transactional Funding partner.

Proof of Funds letters/ Funding Commitments
are provided to show the seller you can in fact close on the
property.

The fees are much lower in most cases,
compared to hard money or private money lenders.
